What needs improvements.
The bed was very comfortable. Very good location. Front desk personnel were very nice especially Michell. TV was a nice size.
Ants in our room. A/C was not working right. Had to turn temp down to 62 deg F and had to turn unit off and back on often for it to work. Outside noise was very noticeable. No morning breakfast.
Room was clean and location perfect for access to the ferry's.

High prices, coupled with a $20 per night parking fee not disclosed until check-in. Poor housekeeping - our room not cleaned/serviced after our first night. High priced, poorly made drinks and VERY slow service at a not crowded hotel bar. Wet, dirty towels found in stairwell of our building entry on Sunday night were still there Monday morning. The parking lot is a cluttered mess of construction materials and caution tape. And while the front desk staff was quite friendly, it can't make up for no housekeeping service, outrageously priced, watery drinks, awful and expensive parking or a general sense of disorder in the facility. Would not recommend this hotel at all.
Pool fire pit location is great, right across from harbor, can walk to main street. Rooms nice but shower dated.
No phone in rooms, only way to reach front desk is to walk down not real convient at night. Bathroom in lobby unattended, when mentioned to front desk lack of supplies nothing was done. Cells phones at front desk is not a good idea for customer service.
Bathroom was clean with plenty of plush towels and washcloths. Bed was comfortably with good white percale sheets and good pillows. Great location directly across the street from the HyLine ferry.
Room was small with queen bed pushed against the wall in the corner of the room. Windows didn't open and older wall air conditioner unit was too noisy to leave on while trying to sleep. Access to the room was long, winding around buildings, up many stairs then down some more stairs. Made us wonder who could have designed such a difficult layout of rooms. At a minimum, hotel should offer bag service and an escort to the more difficult to access rooms.

Rooms while clean were dated. Pedestal sinks, not enough outlets, could use desk, round table wasn't that useful to me. Front desk & restaurant/bar staff could be friendlier.
Everything. Their website is highly misleading. The room was nasty and service was terrible. I was at a conference all weekend and was exhausted from virtually working all day and dreaded having to go back to that hotel.
I love the location and have stayed many times because I thinks its the best location in Hyannis.
As per usual, although it is amongst the most expensive places to stay in Hyannis, the bar staff treats you like they are doing you a favor by serving you. Extremely unfriendly and un-welcoming. We left during the day to find a place we would be treated better. Its unfortunate, if the staffs treatment and attitude towards customers matched the excellent location it would be the best place in town.
The pool and restaurant were great
The front desk staff was so rude when we were checking in, mumbling and giving attitude when I asked them to repeat themselves and acted like they were doing me a favor by checking me in. All the other staff were very friendly though.
