Excellent 10.0
Pros: Breakfast was amazing! The bed was super comfortable and our room was absolutely spotless.
Excellent 10.0
Pros: By the Brae was a superb BnB. The location was perfect, facilities clean, shower pressure fantastic, with the wee touches of orchids on the breakfast table, nice cutlery and scottish fine soap company all adding to the experience. The hosts were lovely and friendly and the breakfast was delicious!
Cons: We wish we could stay for longer instead of just the weekend. Would prefer a whole week there to explore the surroundings and beautiful scenery Scotland has to offer. Next time for sure..
Excellent 10.0
Pros: Breakfast was excellent!!! Location for us was perfect as it was not in the centre of Inverness but instead in the country.
Cons: nothing it was all excellent.
Excellent 10.0
Pros: Richard & Jenny made us at home. Accommodation perfect, quiet and homely. Breakfast was perfect too with a great choice. We’ll be back.
Cons: Nothing. Simply perfect.
Excellent 10.0
Pros: Excellent! Nice place, Nice House, nice bedroom and excellent breakfast. The couple is really Nice:) All perfect... Diane and April
Excellent 10.0
Pros: Richard and Jenny were absolutely fantastic hosts. From the moment we stepped in we were made to feel welcome. Richard provided so many helpful tips and suggestions for local attractions and places to visit as well as giving us a great overview of local pubs and restaurants etc. We were kindly given a complimentary room upgrade and the room was lovely and spacious. Room was spotless and had all the facilities you need. Perfect location, just 10 minutes drive from Inverness City Centre in a quiet rural area. Breakfast was beautiful!! Perfectly cooked with tasty, fresh produce (the sausages were our favourite!). Every morning we looked forward to it as well as having a chat with Richard/Jenny and fellow guests. Overall we loved our stay at By the Brae and felt we wanted to stay longer. Such a lovely place that makes you feel right at home when you step in. Wouldn't book anywhere else in Inverness.
Cons: Nothing!

Excellent 10.0
Pros: Beautiful room and so peaceful.
Excellent 10.0
Pros: Margaret and team were brilliant! Facilities excellent
Excellent 10.0
Pros: Absolutely amazing guest house / B&B with truly luxury appearance. The property itself has beautiful breakfast room, and there is also library with the living room which is great and many B&B missing. WiFi was of a very, very good quality, which is also sometimes a problem in other properties. Our room had very nice and comfy bed with all the luxury touches provided. Breakfast was absolutely great.
Cons: None that I can think of.
Excellent 10.0
Pros: Everything is thoughtfully presented and catered for. The rooms and property are spotless to a fault. Well appointed rooms with everything you need in it, not to mention the beautiful views. Can’t recommend this place enough!
Cons: There’s nothing not to like.
Excellent 10.0
Pros: The attention to detail…. Comfort and cleanliness. Excellent food …. Margaret and Alec couldn’t do enough to make our stay perfect.
Cons: Nothing to dislike
Excellent 10.0
Pros: Everything was exceptional, the room was beautifully decorated and the amenities were top quality. We enjoyed a drink out on the patio surrounded by flowers and nature and had breakfast in the morning at a table overlooking the hills. The cleanliness and attention to detail were something that we have rarely seen.
Excellent 8.0
Pros: The place is absolutely beautiful and the owners can’t do enough for you
Cons: The room was very warm and for the money would expect air con or a fan in the room at least
Excellent 9.0
Pros: Location
Cons: A decent local pub
Excellent 10.0
Pros: The breakfast was very good! We also loved the Nairn room (which was the master bedroom) as it was very romantic and peaceful. Alec and Margaret were great hosts.
Cons: Nothing

Excellent 10.0
Pros: Excellent breakfast, way beyond expectation, and definitely more than we could eat! We enjoyed exploring the beautiful gardens.
Cons: We liked it all, and were made very welcome, especially as we ended up arriving a little later than we had hoped. Very comfortable room. Nothing we didn't like!
Excellent 10.0
Pros: We stayed in the chalets as a family of six adults. It was excellent, it had everything you need and more. High quality furnishings, each bedroom was beautiful arranged and very comfortable beds. Definitely sheer luxury. We like the fact we had our own kitchen as we prefer to cook our own meals. The hosts Alistair and Deidre are very nice, very friendly and welcoming. If you need any information on what to do and see, speak to Alistair he is very knowledgable about the area. We loved our stay old Dryniehouse Would highly recommend.
Cons: There was nothing we didn’t like about this property.
Excellent 10.0
Pros: We enjoyed our stay at the Oöd Dryne House, the tips for the restaurants and the sightseeing were extraordinary!
Excellent 9.6
Pros: This is the second time we have stayed at Old Drynie. It is a luxury B&B. The owners are very hospitable the accommodation leaves very little to be desired and the location is delightful with views from the garden over the Moray Firth, whilst also being a short drive from Inverness.
Cons: Nothing
Excellent 9.6
Pros: The environment is incredible, the room was perfect and very clean and the owner was very nice!!!
Cons: It takes 10 minutes from the city center, but it is worth it!!!
Excellent 9.6
Pros: Breakfast was very good and they were very accommodating of us leaving early the next morning.
Excellent 10.0
Pros: The house is located in an awesome place, the very well kept garden is inviting and Alasdair and Deirdre, the owners, make you feel at home. They are absolutely attentive and warm-hearted. No detail is left unattended. We were located in a lovely and spacious room next to a secret garden. It had everything a guest might need and more! The breakfast is served in the main house. It is really very good and the table is set with a magnificent china. I strongly recommend this B&B. One more thing, thank you so much Alasdair for your helpful tips to visit Cairngorm National Park!!

Excellent 10.0
Pros: Here was a warm and friendly welcome. Breakfast was excellent and rooms were warm cosy and immaculate
Excellent 10.0
Pros: We stayed four nights and it was just perfect. The room was absolutely beautiful and spotlessly clean. The breakfast was amazing every single day with a choice between a tasty full cooked breakfast or an abundant and deliciously fruity continental. Jess and Dougie are wonderful hosts, so friendly and accommodating. Fabulous location, would definitely return to Inchrye whenever we are up in the Inverness area.
Cons: Everything was just perfect!
Excellent 10.0
Pros: Just stepped in the door and we were made very welcome. All little things had been considered to make the visit very pleasant Lovely location Very clean and very tidy Breakfast was amazing I must admit I was a tad jealous when when I saw the continental breakfast being served I have never seen such a breakfast like this you would be full all day..
Excellent 10.0
Pros: Good standard of accommodation. Friendly welcome
Cons: Nothing
Poor 1.0
Pros: Breakfast is delicious with generous portions. Location is also very good!
Cons: Horrible, dated, compact room. It didn’t even have enough space to fit in a proper toilet door. The bed was tiny and my legs were sticking out. The room was claustrophobic and the entire house stank of food throughout my stay. The hostess and her husband are the worst people I’ve ever met in my life. They were rude, arrogant and passed derogatory comments at me. When I complained to them about the rude behaviour, they threw me out of the B&B in the middle of the night. They charged me for breakfast for the next morning but didn’t even offer to serve. They even tried to charge my credit card twice. Also, they said nasty things about the Pub Owner next door as well as Booking.Com. You don’t spit in the bowl that feeds you! When I was leaving in the morning, the hostess shouted “Get Out”. It was a very traumatic experience for me, however whatever happens, happens for the best - I ended up finding a another place to stay (10 times better), right in the heart of the town, for half the price!
Excellent 9.0
Pros: A friendly welcome to an immaculate B and B. Lovely quality furnishings and very comfortable. Would highly recommend.
Cons: Nothing
Excellent 8.0
Pros: Comfortable and location great
Cons: All good
Excellent 10.0
Pros: Excellent B&B, spotlessly clean, beautiful location, Jess & Dougie were fantastic hosts. Breakfasts were amazing with very good variety. Gorgeous views from the rear of rhe property.
Excellent 9.0
Pros: Comfortable, quiet and very clean indeed, breakfast was a knock out
Excellent 10.0
Pros: The breakfast was outstanding
Cons: Nothing
Good 6.2
Pros: The facility was very comfortable and breakfast was good.
Cons: The problem upon check in was that the hostess was very un hospitable. She was very rude to the couple who checked in just before us. (I spoke to them that night and the following morning. They did not feel welcome at all). As for my wife and I....my wife mistakenly booked only one person. The hostess wanted an extra £30 for the extra person. Does that seem excessive for an extra breakfast?. Well, I did say breakfast was good...but not for that amount. Oh well....at least she lightened up after I gave her the cash. (My wife wasn't happy but it was our vacation and I didn't need conflict)

Excellent 10.0
Pros: We had a wonderful stay and dinner at Culloden House. The whiskey collection and the walled garden were a real treat! Excellent service to top it all off.
Excellent 8.0
Pros: Breakfast excellent. Staff excellent.
Cons: The house looks rather tired and needs re-decorating in sympathy with its eighteenth century architecture. The present colour scheme in the public rooms is insipid and bland. The back of the house -the exterior- looks a bit tatty.
Excellent 10.0
Pros: Liked everything about Culloden House. Olde Worlde charm and fantastic service. Staff were incredibly helpful and very friendly day and night. Service here much better than many 5 star hotels I've stayed in.
Excellent 9.0
Pros: Great bedroom and excellent service and food
Cons: All good
Excellent 10.0
Pros: Truly stunning hotel !
Excellent 10.0
Pros: The staff are amazing and made us feel so welcome. They are more than pet friendly and Bruce couldn’t put a paw wrong. The food was outstanding and all brought to our room. And well situated for walks and site seeing. The walled garden was a bonus surprise.
Cons: Nothing, we had a great time and we will definitely be staying again.
Excellent 9.0
Pros: EVERYTHING. This was a very quiet romantic and comfortable place to stay and will DEFINITELY BE BACK!!!
Cons: Can't think of anything
Excellent 10.0
Pros: Perfect location, polite and gentile staff, outstanding dinner and delicious breakfast.

Excellent 8.0
Pros: Lovely breakfast, lovely location.
Cons: Nothing
Excellent 10.0
Pros: Friendly and welcoming, breakfast was excellent. Would definitely recommend
Excellent 10.0
Pros: Breakfast was delicious, the views from the room and dining room were beautiful. Rosanne and Ian were warm and welcoming and helpful with information on where to go. The B&B is full of beautiful home touches, feeling very comfortable. We were very pleased to have the opportunity to see their sheep, sheepdogs, and goat and appreciated Ian doing a working sheepdog demonstration.
Cons: We could not have asked for anything better.
Excellent 10.0
Pros: We had a great stay! Very comfortable. The family was very friendly and accommodating! Justina, our caretaker, was also so friendly and cheerful!
Excellent 8.8
Pros: Host and staff were lovely. Great facilities, well cooked good breakfast, with lovely view. Host recommended we eat dinner at a local place which turned out to be excellent, we were so pleased to for the host to recommend, book us the table and give directions etc. En-suite bathroom facilities were excellent.
Cons: I think the bed frame was ready for a refresh. It was great having a fridge in the room but it was a bit noisy. I felt the overall cost was maybe too high but it was a very busy weekend in Inverness (marathon was on) so all accommodation was in demand, and booking.com take a hefty share of the price you pay.
Excellent 10.0
Pros: The bed was SO comfortable ! Minutes from Culloden Battlefield, host was lovely, view was great.N/a
Cons: Nothing !would
Excellent 9.0
Pros: Lovely setting on a working farm. Room and ensuite clean and comfortable.
Excellent 10.0
Pros: Good breakfast, friendly owner.
Excellent 10.0
Pros: Lovely welcome from owner and husband. Super comfortable bed and brilliant power shower. Location perfect for relaxing and only a short drive to Inverness for some shopping. On a farm surrounded by a variety of animals. Great choice at breakfast to suit all. Plenty parking. Found a place we will return to often.
Excellent 8.5
Pros: The place was clean and comfortable. Breakfast was hearty.
Cons: At five to ten (the checkout time), the call went out. We were to be out the door by ten. The room across the hall from us ran out with things hanging from their suitcases. We ran and loaded the car, were told, no you have not left anything behind. Then my husband discovered his briefcase missing and had to run in and get it from our bedroom. All relaxation was gone from the way we were rushed out the door. I have never had this happen at any other B&B we stayed in.

Excellent 8.0
Pros: Dog friendly. Lovely staff. Good price. Waking distance to city centre. Very good breakfast woth choices.
Cons: Each time you flash water or take shower there was funny sound of pipes working. Not big inconvenience though. Old decor but family room had everything we needed.
Mediocre 3.0
Pros: Stayed before but needs attention.
Cons: Vinyl in bathroom split , roof of bathroom cracked and flaking paint , shower curtain barely fitted , water went everywhere. Waited over 30 mins for breakfast after ordering it - poor quality Not worth £260 for two nights
Excellent 9.0
Pros: Excellent
Cons: N/a
Excellent 9.0
Pros: Staff were fabulous and went over and above to make us feel welcome and well looked after
Cons: The heavy rain caused the bathroom to let water in at the bath obviously it wasn't anyone's fault but other than that our stay was fabulous and the staff couldn't do enough for you
Excellent 8.0
Pros: Property was in a great place and offered us everything we needed
Excellent 9.0
Pros: Everything. Being disabled, I found the stairs a challenge, but definitely not a reason not to stay again x
Cons: The only problem at all was that one of the dogs barked until early hours of the morning. But the fact that you allow dogs is fantastic and the reason we stayed there! It hasn't changed our rating as we thoroughly enjoyed our stay as did our elderly westie x
Excellent 10.0
Pros: Breakfast was brilliant,staff brilliant
Cons: Wi-Fi was very poor

Excellent 10.0
Pros: Excellent cooked breakfast one day and chose continental breakfast on the other day. Both great. Also Ross gave us a lift to the station as my wife's hip was not good at the time. A kindness really appreciated. Will return if ever in Inverness again
Cons: No grumbles about anything
Excellent 9.0
Pros: They couldn't do enough for us. Dogs were made very welcome. Breakfast was good. Close to amenities. Frazer Park a short drive away with enclosed fence for dog walking. Parking at the rear. The best guest house I've stayed in.
Excellent 10.0
Pros: Our host was very helpful and informative. He was a jack of all trades and fixed a faulty bathroom mirror light for us after he served us a very hearty breakfast and entertained the kids too. A delight to stay in and was not a long walk from the city centre.
Excellent 10.0
Pros: we have stayed in a few b and bs in inverness over the years but the royston was best of all.in a good quiet location, very quiet through the night even with the window open, excellent car park round the back, plenty of room for lots of cars.room was great, very comfy bed and had 2 good night sleeps, breakfast was excellent, continental or full english cooked to perfection and ross the owner was an excellent host, helped you with anything you needed.all in all an excellent stay and will return again when back in inverness, highly recommended
Cons: nothing to fault whatsoever
Excellent 10.0
Pros: Ross was a great host very helpful and friendly and super breakfast. Plenty of off street parking
Excellent 10.0
Pros: Host Ross was warm, welcoming, and had great recommendations. Instantly puts his guests at ease. He was so good with our dogs too, even eager to engage with them. When we left he made a point of giving them each half a sausage as a parting gift. The room was comfortable, immaculate, and perfectly furnished. Everything we needed and more. Breakfast was a treat: a true Full Scottish, complete with haggis and black pudding. Extremely tasty, even though I wouldn't have asked for it if I'd known. Highly recommend this place to anyone that wants a home away from home.
Cons: Place is just off main road and train line. Only an issue if you open the windows. Honestly, I was able to sleep just the same, as everything quieted by midnight. Slept through to 6:30am, when the dog needed out.

Excellent 10.0
Pros: We had a very relaxing time with a beautiful room. Nice and peaceful very comfortable bed. Shower, toiletries, bathrobes just made it so special.
Cons: What we got charged extra for drinks that wasn't on the price list no explanation. Fried eggs on the breakfast were not cooked.

Excellent 9.4
Pros: Great buffet breakfast. Roomy rooms. Located not too far from a bus stop, so easy to get places. We stayed here 4 years ago, and liked it.
Cons: Would be nice if they had transportation to/from train/bus stations, but getting there via the city bus is not too difficult (as long as a bus driver doesn't mislead you as to when your next bus really is). It was our most expensive room on the trip.

Excellent 8.0
Pros: Nice, affordable hotel, with very friendly staff. Very handy for exploring Inverness and the Highlands.
Cons: Hey, you're not paying for the Ritz, so you're not getting luxury. But what you're getting is a small local hotel, with staff that are friendly and helpful. So I have no complaints whatsoever.
Excellent 8.0

Excellent 8.0
Pros: We liked staying at this hotel! The location is easy to find and close to some shops and takeaways. The room was basic but very clean and comfortable. The shower was hot and they provided nice towels and toiletries. The bed was super comfortable! The staff at this hotel were incredibly kind and helpful. They were above and beyond to make our stay a happy one! Would definitely recommend.
Cons: Nothing!

Okay 4.0
Pros: Unlike the great service and food served prior to COVID the only good thing this time was the price of the stay as I booked early prior to COVID-19 relaxation rules. The service was poor, the manager when we turned up was obviously not interested in working he preferred to just watch his lesser level staff do all the work. My wife and I arrived early on day we were to book in due to a clear road for travel. He told us check in was not till 3pm. To my wife and I surprise he left us sitting in the bar, (which did not open till 3pm) even when his other colleagues started booking people in at 2.30pm. He did not bother to let us know or even speak after I approached the helpful assistant. The real disappointment came the next day when we decided to have breakfast there as in the past it was amazing. This occasion my wife was handed a small bag of packed processed food that would hardly feed a child let alone a adult. It certainly was not for diabetics. I had full breakfast and was shocked with it as well, it consisted of over half a plate of watering down beans, two small sausages with no flavour and one slice of small bacon. Fortunately for us my wife complained to the young assistant who had to make the decision not to charge us for this breakfast. The rest of our stay we eat breakfast else where and could not complain. I felt sort for all the other guests who booked breakfast in with their stay. To top it all of I turned up at the bar at 4.45pm on the Sunday to find it was not open and myself and other guests had to wait for the bartender to decide to open up. In the past I could not fault this place, but now I will think twice about booking there, I usually stay a minimum of twice a year. Regrets on writing this but after this experience I don’t want others to be exploited just to get money above service. We did decide to leave a day early and fortunately by a lovely assistant have been offered a days refund. Denis.
Cons: Handy access.
Excellent 8.0
Pros: Good location not too far to centre.
Cons: Only 1 elevator working.
Good 6.0
Pros: Very good location. The pool is really nice.
Cons: The room smells dampness very very intense. Definitely not for someone with breathing problems. The window was open all time but smell was still there. Very disappointed with that.
Good 6.0
Pros: Comfy bed
Cons: Breakfast was poor, lot of waste with bags. Stairs dirty
Excellent 8.0
Pros: I really liked the continental breakfast left outside the room for 6am. I was there for work and often have to go out early so that was great. Room comfortable and food in the bar was great. Lovely staff too!
Cons: Pool changing rooms were a little dirty.
Excellent 10.0
Pros: Staff were very polite and friendly. Room was lovely, clean and comfortable. Pool was fantastic, felt safe even with Covid around. Had dinner in the restaurant. Excellent and good value for money. Waiter took photo of us.
Cons: My mistake, thought the hotel was in the town. Only a 10 minute walk away in lovely weather so can't complain.
Okay 4.0
Pros: Most staff were very friendly but sadly over worked.
Cons: Booked this hotel because it had a pool but when we used the pool they had no towels and i believe they hadnt had any for 5 days, only 1 lift for the whole of the hotel and no towel change or replenishment of tea or coffee or toilet rolls in our room. At breakfast time there were no cups, jam or ketchup so we felt like we were constantly asking for things wich spoilt our stay. The rooms were in need of refurbishment but on the internet it stated the hotel had recently gone a refurbishment we saw no signs of this! We found stains on the walls holes in the walls, broken cupboard in the bathroom and most of the lockers in the changing rooms at the pool were broken. I advised the hotel that our friends were celebrating their 30th wedding anniversary but there was no acknowledgement of this, im afraid i will not be booking accommodation through this hotel chain in the future.
