Excellent 9.0
Pros: Warwick House provides parking, a lovely location, friendly service and great breakfast choices for a reasonable price. The room was very clean and there is a lovely seating area outside.
Cons: No complaints.
Excellent 10.0
Pros: A wonderful place spotlessly clean. A very friendly couple who go out to make your stay very comfortable.
Cons: No fridge
Excellent 10.0
Pros: Excellent location, lovely building in pretty road, nice room with seaview, friendly atmosphere
Cons: All good
Excellent 10.0
Pros: The hosts Julie and Chris were amazing. They had provided more than expected and were extremely helpful with deciding where to visit (and were right). The breakfast was the best I have ever had in any guest house or hotel, such quality and cooked to perfection. The room was clean, tastefully decorated and the added extras were highly appreciated. Cannot recommend highly enough. We were even allowed to use the fridge in the dining area to chill our wine and beers, and was given a nice wine glass so I didn't use the water glass in the room. It is the first for me being comfortable in a bed that was not my own. Definitely will recommend and if I am travelling to Cornwall again, they will be my first choice.
Cons: Nothing could have been better, they have it sewn up!
Excellent 10.0
Pros: Breakfast was excellent with lots of options! The location is great! Amazing view and well connected

Excellent 9.0
Pros: Breakfast was nice served in your own personal dining room next to the bedroom. Room was huge 4 poster bed was really comfortable and everything was done to a high standard.
Cons: Nothing really ... Ideal location to explore Lands End and surrounding area. St Michael's mount was a short drive away. Parking is on street and pot luck though managed to get close to property when we arrived and again when we popped out later in the evening.
Excellent 10.0
Pros: I was given the warmest of welcomes and was so comfortable in my room and private breakfast area too. It was spotlessly clean and fresh and I had a delicious breakfast. It was great value for money and the perfect start to my Cornwall trip.
Cons: Nothing
Excellent 10.0
Pros: The owner really made an effort to adjust to the distancing rules with a little private dining room, the bedroom was spotless and the host was lovely welcoming and friendly
Cons: Nothing reallu
Excellent 10.0
Pros: Very attentive and accommodating hosts (without being overbearing). Lovely home, great facilities and very nice breakfast. Highly recommend!
Excellent 10.0
Pros: Wonderful hosts. Very punctual when replying to messages before our stay. Very accommodating and provided us with pillows and blankets to take with us to the Minak theatre. Incredible breakfast cooked to perfection!! Thanks very much would definitely recommend!!
Cons: Nothing!
Excellent 8.0
Pros: the room size (twin) was really good and we had a separated own living room. The bathroom was actually just a shower cabinet with a toilet in front of the shower cabin. Really small but it was ok for 1 night stay. The breakfast was really lovely and delivered on exact agreed time. The system what Nikki and Jon created to provide breakfast and enjoyable stay during this Covid 19 is really appreciated and worked very well. They are really lovely. They were really flexible and helped us to check in really early and we could leave our luggage at their place just to give us chance to visit an another city. Thank you so much!
Cons: The house was a bit cold because it was already cold outside but the radiators couldn't warm our rooms up. We were a bit cold during the night.
Excellent 10.0
Pros: Really great couple running this B & B. Rooms were extremely clean, well kept and comfortable. Great ensuite shower. Breakfast was also a very good standard. Close to the sea front and the town centre. Just be aware if you have a vehicle as there is no street parking during the day. I used a car park at the top of the road which was only £1.90 for 24 hours and was only a 5 minute walk. Overall very happy with my stay and would recommend to anyone. Thanks Nikki and Jon for you hospitality.
Excellent 10.0
Pros: Clean, spacious, comfortable, luxurious and lovely food.
Cons: Couldn't fault It. Excellent breakfast .
Excellent 9.0
Pros: Excellent location, parking was not an issue at all to our surprise and delight. Breakfast was great - Nikki and John were very accommodating with a vegetarian who doesn't like egg. We breakfasted well every day! Because of covid-19 you get a small suite rather than a room so we had a twin bedded room (all that was left when we booked) and an extra room with a breakfast bar and sofa plus a loo and shower room. If the weather had been miserable we'd have been quite happy in our little kingdom! Due care and attention paid to hygiene etc so we felt quite safe.
Cons: Hard to find fault. Personally I like a flat white or latte coffee with my breakfast rather than a cafetiere coffee - so investment in a barrista type coffee machine might be worth considering. The shower and loo had been shoehorned into a small space but we're a small couple but I can see others might struggle. And you had to wash your hands in the bedroom as there was no sink in the shower room and the other sink didn't work.

Pros: Everything, their cleanliness, breakfast was nice, very helpful.

Pros: I particularly liked the fresh fruit pots which were prepared with a good selection of fruits. Nigel was very helpful with information about Penzance and provided a very good map and Michelle introduced herself as soon as she answered the door. A lovely couple.
Cons: It was good to have 2 chairs in the room but it would have been lovely to have a cushion on them as they were a bit hard!

Excellent 9.6
Pros: Convenient, clean and well decorated place with fantastic host.
Cons: Everything was brilliant. The only minor issue was lacking the air conditioning system. We were there in July and the room was a bit hot.
Excellent 10.0
Pros: Alan was very welcoming and the breakfast was delicious. He made us feel comfortable and friendly.
Cons: The property was very clean and location was perfect . We would go back again . Highly recommend
Excellent 10.0
Pros: Great location with ample free parking. The property was very clean and tidy and are room was comfortable. The host was very friendly and recommended some great places to visit. Breakfast was very nice with lots of choices and I would not hesitate to visit again when in the area
Cons: Nothing
Excellent 8.0
Pros: The hotel was in a great location in a quiet road on the edge of Penzance, an easy walk into town or down to the promenade. The room was comfortable with everything we needed - maybe a little small. The ensuite shower room was good and the breakfast choices great - everything thing including cereal, fruit, yoghurt and a cooked breakfast as well. The owner had lots of very useful tips about places to visit, where best to park and places to eat tin the evening.
Cons: The toilet did not flush easily, there was a knack but it took a few days to get the hang of it. Also the towels did not dry well during the day so they were often damp the following day. You could have fresh towels if you wanted but that seemed excessive. Much better if the towel rails was separately heated, if required.

Excellent 9.0
Pros: Great breakfast choices and well cooked. The owners were friendly and looked after us well. Clean bedroom and bathroom with a decent shower. Comfortable mattress on a kingsize bed. Easy access to town with a 20 minute walk. Would recommend.
Cons: This was not really a problem, but we had 2 motorcycles and they kindly let us park in their back yard for security. However the yard was chunky gravel. My bike is heavy and was awkward to push backwards onto the gravel, even with the owner's kind help. So afterward we kept them parked on the road.

Excellent 10.0
Pros: Good position on seafront. Lynn was very helpful and anticipated our every need. Very comfortable.
Cons: Nothing. Liked it all. Slight inconvenience was lack of designated parking but we were able to find a space quite easily - so no problem.
Excellent 8.0
Pros: An excellent selection of food to make our own breakfast provided by the owner.
Cons: This was a last minute booking so we were lucky to find somewhere for 1 night. A little more expensive than I ideally wanted to pay, but as the weather was so good we are glad we made the booking
Excellent 10.0
Pros: Perfect central location. Was not in the midst of the busy town unlike St Ives, but was only a 20 minute drive away to the tourist town. It was based in a peaceful location right on the sea front. Lynn was the most amazing host who ensured we made the most of our time there. She recommended exactly what we wanted and we ventured along coastal paths where the views were phenomenal. Her personal touches and fresh eggs and fruit were the icing on the cake. Would highly recommend. It was our first visit to Cornwall and it exceeded all expectations.
Excellent 9.0
Pros: Excellent location and Lynn was a brilliant host. Gorgeous and modern apartment in the middle of Penzance.
Excellent 10.0
Pros: Great location
Excellent 9.0
Pros: Excellent apartment ideal for couples. It was really nicely furnished and bed was very comfortable. It has big sash windows that let in a lot of light. It has very good blackout blinds which was ideal in the morning. Kitchen is well equipped and has everything that we needed fir our stay. Location is excellent too, within walking distance to the centre, train station and harbour. Close to restaurants and shops. View is lovely too. The owner, Lynn, was lovely and easy to get in touch with. Very responsive before our stay and during. She made sure we had items to prepare breakfests and plenty of fruit. All in all a great stay in a great location.
Cons: With the windows open the street is rather noisy during the day and there is a busy fish & chips shop downstairs that pretty much has a line of people queueing from 12am till 8pm. It wasn’t a massive issue as we were on the first floor but was noisy at times.
Excellent 9.0
Pros: Very clean and comfortable, really nice that breakfast bits were provided, lovely soft towels

Pros: Choice of breakfasts and preparation of them The room
Cons: If you are a menopausal woman and suffer from the occasional little "accidents" that we are prone to ladies. If so, do not stay here or you will be accused of showering the bed with "golden rain" and asked to leave It started well, then I inadvertently left a towel on the armchair, for which I was chastised and apologised and it was down hill from there. I like to swim in the sea and one day came in for a shower to was off the salt and was particularly sandy. So to save the cleaners cleaning the sand from he shower tray using the towelling bath mat and my own beach towel. I was again reprimanded for using the bath mat in a curt little note on the bed the day after. I text Fee to explain but she returned that there has always been a problem with cleaning our room but did not divulge what could be done to remedy this. On the day after I received a call asking us to leave and at that point she did say at that she would reimburse for the 3 days of services that we had paid for but did not receive. My husband and I managed to find alternative accommodation. When we retuned to collect our belongings my husband asked for a reimbursement and was told none would be given as we had contravened her terms and conditions with our "unacceptable and unruly behavoiur." Fee accused us not only of urinating on the bed - a few dribbles does not a shower make (?) - but also on her towels which were merely damp and had not been changed for a week! I vehemently denied this accusation and in anger called her indifferent which seemed to substantiate us being "unruly and unacceptable". What is unacceptable behaviour is being maliciously and slanderously accused of what we did not do giving Fee the chance to steal from us - because that is what this amounts to. At best fraud and at worst THEFT
Excellent 9.0
Pros: Helpful hostess, elegant decor, superb breakfast, comfortable bed, sparklingly clean
Cons: Nothing to dislike
Excellent 10.0
Pros: Beautifully decorated and wonderful breakfasts. Nothing was too much to ask!
Excellent 10.0
Pros: The property is a stunning Georgian town house located on the promenade of Penzance & it is elegantly furnished to a high standard throughout. My single room had a sea view which enabled me to watch beautiful sunsets in the evening after a long day of sightseeing! The room was immaculately clean & refreshments were topped up daily. The owner also left home baked cookies in my room on arrival, as well as, a bar of local handmade chocolate. This was a very welcoming gesture & greatly appreciated. The bathroom skin care products were fabulous! They are made locally in Cornwall & contain natural botanical ingredients free of parabens & palm oil. The owner was very friendly & accommodating to guests needs. Nothing was too much trouble. The breakfasts were wonderful & there was an excellent choice. Highly recommended.
Cons: Nothing.
Excellent 10.0

Excellent 10.0
Pros: Perfect stay. Comfortable bed and clean room, enjoyed some free homemade baked goods every day as well left for us by the host. Breakfast was perfect with lots of variety and sweet/savoury options.
Excellent 10.0
Pros: The owner (Fee) was really lovely and made every effort to make you feel comfortable and at home. The stand out element of this stay was the breakfast, with Fee even going the extra mile to make our porridge the way we like it. Would definitely recommend!
Cons: Nothing
Excellent 10.0
Pros: Comfortable bed; two comfortable chairs; easy-to-operate shower and nice fluffy towels. Sea view. Brilliant breakfasts. Good location - not far from everything.

Pros: The house is beautifully restored and very comfortably furnished. Our room was large and nicely decorated. Fabulous view! The hosts are charming and friendly. Breakfast was excellent!
Cons: I would have liked larger towels and perhaps drinking chocolate on the tray in the bedroom. The bathroom is a little tired. The windows rattled when it was windy, so we wedged them with folded paper. The view is fabulous, but the road is a bit noisy.
Excellent 10.0
Pros: Large room, very clean, en-suite, large comfy bed, fab view, beautiful 19th century house, fine quality tableware (Wedgewood) and linen, excellent breakfast, Guest parking, friendly, attentive hosts.

Pros: Wonderful breakfasts with many choices; hosts Tom and Melanie were kind, knowledgeable, and fun to talk with. Our room was large and sunny, with a spectacular view over Mount Bay. We could easily walk to restaurants in the town and to the beach. We would love to return!
Cons: We liked everything, and that is rare for us!
Good 6.7
Pros: view from window of room great
Cons: i booked thinking this was a hotel with full facilities for example evening meal and bar i think its worth knowing that this is a b & b not an hotel
Excellent 10.0
Pros: Superb food and presentation, speedily prepared and with a welcoming and helpful approach.
Cons: Soft background music (perhaps classical?) would have softened the rather quiet atmosphere. Croissants and pastries at breakfast would be a useful supplement.
Okay 5.4
Pros: Breakfast was very well presented and in a pleasant room overlooking the sea.
Cons: Seaview room was a partial seaview, television so small you need binoculars to see it. Supposed to be a double room, only suitable for a single in my opinion. Because the room was small the bed was too, I'm about 5' 11" tall and had to sleep with my feet hanging out of the bottom of the bed. Windows rattled if it was windy - all this could be yours for £125 per night.
Excellent 10.0
Pros: Friendly knowledgeable staff always happy to help. Comfortable beds, rooms clean . Central location .Did'nt need to use the car ,which made it more relaxing .Breathtaking views from the windows.
Cons: Liked it all.
Excellent 9.6
Pros: Very close to the railway & coach station. Breakfast was amazing with plenty of choice.

Excellent 9.0
Pros: Right place, right time
Cons: There will always be seagulls at dawn
Excellent 9.0
Pros: The location was great. The room is nice and clean, the bed was very comfortable and the food (both dinner and breakfast) was amazing.
Excellent 9.0
Pros: Good location and nice decor.
Good 7.0
Pros: very small rooms... One of them was on the 3rd floor with a tiny double bed, the second one was in the ground floor, near the bins and parking.
Cons: The room's location, size of the room, the "view". We knew it was going to be small but not that small! We were wake up by the bins and people passing through our rom.
Excellent 9.0
Pros: The guys and gals were so lovely there. The food was delicious. Great quality without being pretentious.
Mediocre 3.0
Cons: Family room too small with the tinyest shower ever seen, no availability for dinner, dirty tiles in the shower and children beds beside a broken balustrade in a mezzanine and very short.
Excellent 10.0
Pros: Location, staff, the property itself is amazing with a very quirky and interesting atmosphere was very much enjoyed by me and my partner during our stay.
Cons: Nothing

Excellent 10.0
Pros: Location, comfort, kind host, cleanliness.
Cons: Nothing
Excellent 10.0
Pros: We arrived a couple of hours early for check in and were greeted by John, who told us that our room was ready. He also explained about COVID regs and spent time telling us about things to do locally and where was good to eat & drink. Our room was cleaned and fresh towels provided every day. The bed linen was changed at least 3 times in the week we stayed but it was remade daily. Windows were always left wide open as the weather was very hot. There was plenty of drawer and wardrobe space and tea making facilities. The shower was powerful and there was always very hot water available. We had a very comfortable stay in this old style, very clean guest house. Thank you, John and staff.
Cons: Noisy seagulls is the only thing that we could complain about if we were really looking for fault, which we’re not. We had a wonderful stay.
Excellent 10.0
Pros: The hotel was good and in a good location and near to town and the sea and the rooms was good and clean.
Cons: Not having a cooked breakfast. Normal have that when I go to a hotel.not left outside a door.
Poor 1.0
Pros: It is in a good location.
Cons: 1. The double bed was unstable, creaky, hard and lumpy. The single bed was at least stable, so I chose to sleep on this bed, although the lamp above it was set so low that I could not sit up and read in bed. 2. The breakfast package left outside the room contained cornflakes, milk and yoghurt which were fine, however the croissant and bun were stale and the butter was rancid. I was ordered to leave when I politely commented about this on the first morning, even though I had paid in full in advance for three nights. 3. It is claimed on the website that the rooms are “covid-cleaned” every day but there was a layer of dust on the bedside tables and the lamp over the single bed. I was instructed by the host to remove my mask when I arrived, which was not what I expected from the statement about this property on Booking.com. 4. The whole house and the room itself smelled of stale tobacco smoke. 5. The door to the room had a very insecure closing mechanism, allowing a strong draught into the room, and it was not possible to lock the door from the inside, as the locking mechanism was stuck, making me feel unsafe as a woman alone. I put a chair against the door on the one night I ended up staying there.
Excellent 8.0
Pros: Breakfast was a bonus as didn't have to get up early to eat. liked the location as could walk to Newlyn and Penzance. little Park was a nice haven to sit, read and watch world go by. Would stay again
Excellent 8.0
Pros: The owner was a lovely man who couldn’t do more to be helpful.
Excellent 10.0
Pros: The room is warm and cozy. Amenities are available and working well. John is nice and accommodating. Overall, very satisfied on our stay.
Excellent 9.0
Pros: Appreciated having a ground floor room. It was a bright room with two windows and the shower was always hot and powerful as well as being easy to use. We also found our host John very friendly and personable.
Cons: It was disappointing that a full breakfast in the dining room couldn't be offered, but an optional Continental style breakfast was offered as an option at a small extra daily cost.

Excellent 9.0
Pros: Location Amazing, and staff very nice. The view from the room was lovely.
Cons: Not much :D
Excellent 9.0
Pros: The staff were lovely, food amazing and bedroom really nice
Cons: The bathroom needs re grouting
Excellent 8.0
Pros: Great location
Cons: Odd smell in the room.
Excellent 9.0
Pros: Breakfast was good, a very kind lady called Shila and a gentleman whom took my order, both very friendly and professional. Receptionist were all very very friendly and helpful. Also Mr Patel was very friendly and welcoming.
Cons: My view to the back garden and old pillows.
Excellent 9.0
Pros: Staff very helpful, lovely views and wonderful breakfast and restaurant.
Cons: It was extremely hot, we did have a fan but air con would have made it perfect.
Excellent 9.2
Pros: The room had lovely views and was very comfortable. The hotel was beautifully designed with outdoor terrace, garden, spacious communal areas. The staff were friendly and helpful Great location near centre and train station but not too noisy.
Cons: The food in restaurant and the breakfast were disappointing, although to be fair the receptionist gave us a refund on breakfast . I have a feather allergy and the substitute pillows were old and lumpy, which affected my sleep: some new non-allergic pillows would be a good investment.
Excellent 8.0
Pros: Lovely position with nice views. Car park albeit a little tight. Very welcoming and helpful reception staff. Comfortable bed and pillows. Nice bar with views.
Cons: No shower in room, we are not bath people. Cooked breakfast could be improved.
Good 7.0
Pros: lovely sea view as expected, the room was ok, and the bed was comfortable, the shower room was nice and clean, the room was well equipped, the room was very hot so we had to have a fan running the whole time we was in the room. the staff were very friendly and helpful, over all we we very happy with our stay.
Cons: ok the one disappointment was the food we only had one evening meal as it was expensive for the portion, breakfast was the same, so just under £13.00 per person one egg one sausage half a mushroom and small spoon of baked beans, plus a drink, there was a continental option if you wanted it, so i would recommend booking your breakfast in advance think that was an error on our behalf.

Pros: Decor location staff
Cons: All good
Good 7.0
Pros: The location was fab! Our breakfast was great 😊 The hotel is a little dated but it was clean and comfortable the bed was comfy and the towels and linen were pure white 😊
Cons: Our room was unbearably hot , to the point we just could not sleep there wasn’t any air in the room (2) even with a fan on . Our other family members room was alright and didn’t have the issue with the heat I think they’re might have been dryers in the room next door .
Okay 4.0
Pros: location
Cons: room size; staff attitude.
Good 7.0

Excellent 8.0
Pros: Location was good, great breakfast.
Cons: Seagulls!! If your not use to the noise ☺️
Okay 5.0
Pros: Bedroom on July 19th great though we had booked a back bedroom for less noise but got a front bedroom. But as it happened noise from terrace at back more than traffic at front so we were OK!
Cons: Rather stodgy dinner on July 19th and on July 27th delicious mushroom starter but my husband's dish (quinoa, naan bread and chili something with green (avocado) salsa) was a lot of rice, a lot of naan bread and very little chile with salsa, so rather starchy and heavy. Disappointing as it sounded good. Bathroom on July 19th, rusty bin, a peculiar message on the shower about where to put the shower curtain (there wasnt one) and shortage of towel rail or anywhere to put one clothes , peeling paint despite apparent recent decoration. Back room (7) on July 27th very small with two single beds, no room for suitcases and tomove around, no chairs (no room) and nowhere else to put clothes for the night (no room to move round the other bed and person to put clothes in cupboard by door). Why not at least some shelves in the bedroom and more towel rail in the bathroom. Also peeling paint in bathroom. Oddly the price for the two very different bedrooms was the same, so we felt the second one was very overpriced.
Excellent 8.0
Pros: It was exceptionally clean, in a good location and with parking nearby - both free on street and a pay for car park. The food was also excellent and good value. Having breakfast included was a bonus!
Cons: The decor was a little tired, as were the bathroom facilities, and it was in need of an upgrade. It was expensive for what it was but given the pandemic I can’t say I blame them. I would definitely recommend to others despite these things!
Excellent 9.0
Pros: The location was very good, breakfast was lovely, staff very friendly. Had a meal on arrival, very nice
Poor 1.0
Pros: The breakfast was ok.
Cons: The staff were dismissive and decidedly unhelpful. It was not the type of service one would expect for the cost of the room. The room itself was cramped as it contained an unwanted single bed alongside the small double. There were cracks in the ceiling and rust on the fittings. There was only one sachet of shower gel (in a room with a bath) one shampoo sachet and one small soap. It was extremely noisy until very late and the room was filled with the smells from the kitchen. We had to park about a mile from the hotel in a paid public car park. This was not what I expected for a £150.00 a night booking. I have stayed in hotels with far better facilities and service for much less.
Good 6.0
Pros: Breakfast
Cons: Was given the wrong room, they didn’t care, said they were all booked up Room was suppose to be deluxe, very tired looking
Excellent 9.0
Pros: Very helpful and polite staff. Exceptionally clean. The full English breakfast my daughter has was very good.
Excellent 8.0
Pros: Breakfast was good , shame kitchen closed T night but was unavoidable
Good 6.0
Pros: Excellent location and view of the sea front. Fabulous deco exterior to the Inn.
Cons: Most uncomfortable mattress-certainly seen better days. Shabby bathroom that was TINY. Room was marketed as “superior deluxe double” however, reality far from this-bog standard and expensive for one night. Location the only saving Grace.
Okay 4.0
Pros: Not much
Cons: Everything
