Convenient, friendly, well-maintained
Dene Guest House was extremely well-located in Edinburgh's New Town, about a 10 minute from the bus/tram to the airport, Princes Street (the high street of New Town) and maybe a 15 minute walk to the old city (castle, royal mile, etc.). The single room was small, as is to be expected, but very well-maintained - and there was a sink in the room, which was an unexpected luxury. All the staff were very nice and accommodating, and Simone was easy to contact in advance and afterwards by email for everything I needed. I was there an entire week and had no complaints at all.
Location was great, walking distance from the city centre but not disturbed by late night bars and clubs. Good rooms - I had a single ensuite room at the top of the building which was small but perfect for a weekend stay. My friends shared a twin room which did not have ensuite facilities but they were very comfortable and the communal bathroom was good.

Helpfull staff who let me get on with what I need to do but where there when you needed them... Many thanks to the young lady who kept bringing me coffee.

Just returned home from an 8 night stay at Dene's gh. Average daily rate of $50 a bargain for services rendered as John & Hamish were punctual with answering emails before arrival & helpful during my stay as a leisure tourist. Single room with shared bathroom overlooked small garden with flowers even though it was still winter with low temperatures near the freezing mark. Bed small but comfy with nice soft comforter & extra blanket if needed. Tiny tv had 5 channels with bbc & skytv providing plenty of local news & sports coverage. Sink in room quite functional & cleaned daily with upstairs shower room having adjustable spray & nice temperature adjustments. Unfortunately the drain was slow & water at bottom of small shower stall took a few minutes to completely empty. No washclothes provided so bring your own! My bath & hand towels were not changed daily but guests can find clean ones if they look hard enough! Cleaning staff an issue as owner had to vacuum under bed after I discovered balls of dust resulting in hay fever alergy of itchy eyes! John mentioned that good cleaning folks hard to find in Edinburgh! As far as location the Lothian bus lines 23 & 27 run quite regularly right around the corner & take less than 10 minutes to Princes street or the Botanical gardens. Decent selection of eateries & a laundramat within 1 block of the gh. Breakfast selection was decent with good hot cookie selection of sausage, choice of cooked eggs, potatoe, bacon, toast & jams. Coffee or tea also provided.
Free wifi.
Firstly, wifi was not available in my room (although it is stated that Wifi is available in some rooms and is free of charge.) Would be nice if Wifi was extended to all rooms. Secondly, the service was not so good. I had to ask for the receipt a few times before they gave it to me.
The hotel was in a charming old victorian house just north of Edinburgh city centre. The rooms were excellent value for the price, and the staff were absolutely fantastic!
