Nice staff, great location
The Ben Doran was the first place we stayed after flying into Edinburgh from the west coast of the USA. We had a very long flight, and to make matters worse, we arrived at 7:00 a.m. UK time, without sleep and my wife having been severely airsick the entire trip. We arrived at the Ben Doran at 10:00 a.m., and asked if we could check in early. Due to the fact my wife was sick, the staff allowed us into our room early (even though check-in wasn't until 3:00 p.m. This allowed my wife to sleep and recover, which saved the first few days of our trip. The location is great (a short bus ride from the royal mile). I am very appreciative of the great professional staff in accommodating me and my sick wife!

The only good thing I would say about this Guest House is that it is well located. It also provides limited car parking which is at a premium in this city.
The room did not live up to the reviews we read, poor quality room with very small bathroom with noisy fan, bed was very uncomfortable, no wireless internet available as advertised, very average and plain breakfast provided, walls are so thin that any noise or conversation in the house was heard ( person heard praying loudly at 2.30am - 2 nights straight) and definately not worth the price charged.
Clean, friendly and convenient, the breakfast was excellent, and the availability of off-street parking in this part of the city is a bonus
I liked the basement room itself and the fact that guests who are given this room have, in effect, their own front door. I also liked the bright, clean breakfast room, the table linen, the qhality of the food (coffee excepted!) and the efficient waitress service.
I did not like the cramped toilet space, the broken wash-basin fitting and the missing light bulbs (one dead inside and 3 dead outside in the dark staircase leading down to the basement) I was surprised to find an establishment like this still offering instant coffee. Why not ground coffee in cafetieres?

Did not live up to its 4 star grade, certainly not what I would expect from this grade of establishment, other than the price which was 4 star. A four star guest house should at least have a sitting room for guests and breakfast cooked fresh to order, and not left gently getting cold before guests serve themselves. We ate at 8am, the beginning of breakfast time, and the bacon etc was underheated
We were disappointed not to get 4 star facilities the ben doran boasts it is over priced and over rated
The "hotel" was not a hotel but a 3 star B&B tea making facilities were on the landing to be shared by all. The buffet breakfast was cold and served in a slow cooker there was no lounge to sit although they did advertise a library we didn,t see any evidence of one. We had to insist on getting an evening meal which was advertised this was over priced We thought at £133 per night we would be getting

The room and the hotel was clean and comfortable and the shower worked well. THe welcome was warm friendly and efficient, even though the chap was English !
The breakfast was terrible, pre-cooked and inferior quality ham and eggs. The service was also poor.
