Pros: Felt like family. Ohana. Valet guys (Jade was rad) were awesome. The welcome lei and necklaces were lovely. The keiki robe and treats for tiny put a huge smile on the face. Lady at the kids pool was very attentive as was Elijah. Liked watching the ray get fed. Food was great. Room was perfect. Beautiful property. Will definitely come back.
Cons: There was miscommunication that the residents beach club restaurant wasn’t serving one day abs we walked through a strange construction path to get there.

Pros: Absolutely magical place. One of the best resorts I have visited in a long time. As a gay couple I would highly recommend it. The service was top notch and all the rooms faced the ocean. It's best to stay at the resort and experience all the services and restaurants to get the full luxury experience. We got upgraded to an ocean front room and enjoyed the stay so much we defiantly will be coming back.
Cons: The prices are very high to stay at this resort and I searched the Internet for the best rates and honestly found the best prices on Kayak.com

From the moment we arrived our hosts Robert & Daniel made us feel most welcome and throughout our stay were always on hand to give us information and advice on places to visit, things to do and restaurants to eat at. The room was beautifully styled, very comfortable and spotlessly clean. From the chocolates on the bed every night, fresh fruit daily, and drinks and snacks in the fridge, you will want for nothing. The large well appointed bathroom had everything you will need, From toiletries, robes, fresh towels daily and the best shower I’ve ever used. Breakfast was served on the veranda with views overlooking the ocean and can only be described as a truly amazing culinary experience. A huge thank you to Robert & Daniel for making our stay, a special and memorable one at this little piece of paradise.

Pros: My husband and I stayed at the Ohi'a Park Estate in early August of this year while attending a wedding in Kona. We are frequent travelers and enjoy staying in boutique hotels with local flair. Hosts Daniel and Robert exemplify what it means to be gracious hoteliers. Their own extensive luxury travel experiences influenced every decision they made while converting this lovely property into a bed and breakfast. The property is immaculate, from the rooms to the grounds. There are four rooms at Ohi'a Park Estate, running in a linear fashion along a gracious porch outfitted with supremely comfortable chairs and tables set with huge orchids. Jet lag had us rising early each morning, so we had ample opportunity to relish sitting on the porch, enjoying the cool breezes while admiring the beautifully landscaped property with views to the town of Kona and the ocean beyond. Daniel and Robert were quick to bring us endless cups of rich, delicious coffee, espresso and tea. Breakfast is served at your leisure on the lower deck, which is outfitted with four tables, yellow umbrellas, and beautiful place settings. Daniel and Robert took note of all of our preferences in terms of sun or shade, drinks, favorite foods, and so on -- like magic, the following morning our table would be placed in the shade, the tea would be black, and the bread basket would be filled with extras of what we had chosen the day before. The breakfast was both delicious and abundant -- we could easily wait until dinner for our next meal (not that we did!) First course is a beautifully plated fruit plate, followed by a continental breakfast of breads, butter, marmelades, meats and cheeses ....and then eggs and bacon cooked to order. The meal concludes with sweet muesli and a chat with the hosts about what you would like to see and do for the day. They offered us excellent suggestions for daily itineraries, complete with maps and directions.

Pros: The view was great and the coffee was good. That's about it!
Cons: The breakfast was lousy. I stayed there for two nights, and it was impossible to know when exactly the breakfast would be served. If you were 10 minutes late than the rest of guests, there was not much food left on the table. The hostess didn't even try to ask if we need anything else . Even worse, the drain was completely clogged in shower of the room during my two nights stay there. We couldn't use the shower at all. The host said they would fix it up on the second day, but later gave it up. They didn't even say sorry to me and came up with any solution or compensation plan instead... The owner of the coffee farm has been selling this property for over two years but in vain, so I don't think the owner is willing to invest any penny in the facilities at all. This is the worst and only lousy lodging experience during my 15-day travel in Hawaii.

Cons: Towels not replaced with 3 night stay coffee rationed only allowed 1 cup breakfast served late every day. Not allowed to check in early and even after returning 1 hour past check in time, still.jsd to wait almost an 1 1/2 hours to check in. Hosts unfriendly not talkative and didn't make us feel we were welcome.

Pros: We came to Hawaii looking for some quiet, nature and relaxation. We found it all at our first stop here at Mango Sunset BnB inn. The building itself, built by our hosts, was clean, quiet and comfortable. Located close to the airport and town, traveling elsewhere never a problem. Breakfast, prepared by Marsha, was wonderful throughout our stay and was enhanced by the incredible view. I cannot recommend this place enough.

Pros: The property and grounds are beautiful, little outpost buildings and lovely pool/kitchen area. Reminded me more of a hostel vibe. Very laid back and communal feeling. We arrived to here a Grateful Dead song floating in from the yurt under a bright moon for our first night ever in Hawaii- so I was delighted! I loved our little house, comfortable and cute! Amazing view and very serene.
Cons: I wish we could have met someone who works here- we met exactly 0 people here so it felt a little bit strange/anonymous. I guess we didn't hang out around there long enough. I'd say this is a better fit for folks who want to take advantage of the sanctuary rather than as a central stay for going about Kona.

Pros: The owners and hosts were very welcoming and the property is beautiful. I loved coming back to the hot tub and refreshing pool after a day of hiking and snorkeling. That hot tub is amazing! Cleaned with essential oils and felt great after a day of ocean. If you are lucky, you might be able to catch a music performance by the owners in the mothership— a very special experience!

Cons: Parking is limited and the parking ‘security’ was a bit annoying. He also ‘ticketed’ us for parking in the disabled spot, but didn’t bother to look on the rear view mirror for our disabled parking pass. This was after we showed it to him several nights before when he yelled at us for parking in the disabled space. The hotel front desk took the charge off and were nice enough to call me before actually charging my card to ask what happened.

Pros: This hotel was very easy to find coming from the airport. The staff was very friendly and helpful. The hotel was clean and the rooms were very nice. Pros: This was the most reasonably priced hotels in the area. It had everything we needed. Was no frills. But seemed clean and safe. Good location. We would definitely stay here again. Just wish it was a little less expensive.

Pros: The location of the hotel is great. Just a half a block from the ocean and close to shops and restaurants.
Cons: Had a room in the garden wing. The room was really outdated with an awful blue shag carpet. Maid service was really spotty. They came to clean the room at 5pm one day--right when we were getting ready for dinner. Parking is also a nightmare. Lot is tiny and there is not enough space for all of the guests. To charge for parking and then tell your guests to park in a tow away zone instead is just crazy.

Pros: Staff were most helpful & very friendly. Use of the hospitality room was a great end to our trip. After checking out, we were able to extend our vacation in Kona before going to the airport for a 10:00 p.m. departure.

Pros: Very inexpensive and very clean. If you are not spending time in the room or on the property this is the perfect place to shower and sleep and that about it.
Cons: Air conditioner is very loud. Towels are paper thin, ended up buying a towel at Target to use during the stay. Had difficulty checking in because my reservation was with Kayak and they had no record of it. Was told that there was no parking to be had. Later another front desk worker told me that only guests who book directly thru them can park on property. I had to park further down the street in a public parking lot. It was free but I still had to walk each day and carry my bags there the day I checked out. I have stayed several times and this was the first time ever I was treated so rudely at check in, was it because I didn't book thru them directly? It sure seemed like it.

Cons: Paid $300 for an "ocean front" room, which turned out to be facing the ocean but on the 2nd floor, partially blocked by a tree and by the roof of the first floor. The shower handles, are placed on the side of the shower so that if you're not mindful of where the shower head is pointed, turning the shower on will get you soaked. At least in room 201, there was no tub, which was disappointing. Save your money and unless they guarantee you a spectacular view of the ocean, just pay for a regular room.

Pros: My wife and I arrived at Kona around 9pm local time and the Courtyard was a convenient location in the direction we were going. We were not at the hotel long enough to fully appreciate. It was comfortable and was our first experience of Hawaii in the daylight. How could that be anything but great.

Pros: Great location, walking distance to downtown Kona. Nice pool area with access & view of ocean. Unit was nicely decorated and comfortable. Hide-a-bed was a plus since there was 3 of us (didn’t realize when booked)
Cons: Freezer didn’t look to be cleaned. Looked like something may have spilled/sprayed previously so freezer and ice cube tray needed to be wiped clean. 10am check out was earlier than expected .

Pros: Location was great, on the edge of the southern part of town. Easily walked to restaurants and shops. Nice pool and BBQ area. Right on water so you can see the ocean from the pool area. It was nice to have a washer and dryer.

Cons: The room was close to a noisy road. The place is quite a bit smaller than it looks on the picture. There is no attendant to check in our out. Also, asked to check out hour later but no one got back to us (although that’s what they said). One of the bed sheets had a nasty stain.

Pros: Location! Best view and best walk into town. Room was comfortable and a good size. The amount of pictures I have off the balcony of the sunset is insane, each one is so different and beautiful.
Cons: The shower and the AC unit in the bedroom were iffy. Sometimes they worked, sometimes they didn’t but we made it work!

Pros: The staff and the location to the Kona downtown area. The pool and grounds were spotless! Furnished fairly well with utensils. Katarina went out of her way to get us a fan to block out noise (not really much noise just use to having a fan while we sleep). So grateful for that gesture.
Cons: The queen bed was too small. It almost seemed like a smidge bigger than a full size mattress. Ground level rooms which were supposed to look out at the pool were actually below level and you really did not even have a few of the pool. The property manager was only there from 9-5 most days so most days we’d leave before 9 and come home after 5 so it was hard to catch them for questions or if we needed something. Our safe in our room malfunctioned the night before we were leaving, after their hours and we had to call several numbers before we got Katarina who did come by promptly the next day and fixed it very quickly.

Cons: The facilities are very out dated, the rooms need serious attention. The beds where like sleeping on coils and are super thin, the bathroom shower was comparable to an airplane bathroom. The entire facility needs a renovation because what is being charged vs. what you get are far from expectations.

Cons: During our check in we found out that they didn’t have 2 double room I ordered. Instead we were forced to stay in a king room with a very uncomfortable roll out. We were the first people in line at 3:45, and apparently arrived right before the rush. We were told that th room wasn’t ready and we were early so oh well. Instead of trying to get us checked in ASAP the front desk lady took care of approximately 10 people (the whole line) then got around to us. We waited 35 minutes so she could take care of the entire line even though we were first. Bad customer service!

Cons: Dirty, loud, old. Dirty: pool was gross, they put carpet down, the bottom of our feet turns black, my kids noticed it, then we checked yelp for reviews, it is dirty. Floors were wet? Gross. Cockroachs all over the place. Dated: built in the 50s still in the 50s. Noise: don't go to bed before the music stops, 10p sun-Thur, 11pm Fri and Sat. It sounds like the band is in the room at night, and the birds are in your room in the morning, 6am Don't stay here, get a VRBO down the road. Not worth staying here. Do not stay here. We didn't goto the luau, you can watch from the bar, and there were kids at the pool, that out shouted the luau, glad we were not paying for it. In room AC was bad, it was over my head and spitting water on me at night. We will never stay there again. Employees were great but didn't make up for the hotel's shortcomings.

Pros: Lovely location and great place to sit out and enjoy the view. Check in was very late due to delayed flight and woman was really warm and welcoming and helpful at 200am. Couple of the housekeepers were also really friendly and welcoming. Didn't have the buffet breakfast but it looked pretty good value for $20 and the coffee was good.
Cons: Rooms are really grimy, halways are filthy, daytime staff could give a stuff whether you are enjoying your stay or not. Won't stay there again, it is just a printing press for some outfit that does the bare minimum in upkeep and staff hiring.

Pros: I loved the architecture of this place and the staff was very accommodating in making sure we had a great view and a high floor. The waves were crashing below the lanai and made for a great sleep! And the view can't be beat! The restaurant/Mai tai bar is a hopping place (at least when we were there) and had great food and an amazing selection of tropical drinks to get you in the mood for the islands!
Cons: It seems to be an older hotel and is a little dated and worn, decor-wise, but the bed was comfy enough. Parking is a little confusing and costs10$/day as does wireless internet, but there isn't a resort fee. My att signal was nonexistent in the room but fine everywhere else.

Pros: The view was amazing. Right in town... walk to the restaurants- no DUI after :) Staff is friendly. Huge wraparound lanai on my corner unit allowed the sound of the waves to permeate the room all night.
Cons: I stayed on the lower level bay side. In the middle of the night some homeless people came and stole my lanai furniture. The bed was terribly lumpy and the furnishings were all dated. Room needs to be remodeled. But if they did this, I'm sure the price would be easily 25-50% more than I paid as the rest of the experience was very good. But seriously... Royal Kona, change the mattresses..

Pros: Location is great -- right next to Kona town. Bar is awesome - but you'll need to drink a lot there so that your room looks better once you get back to it. Pool area has a great location, but is very small and no hot tub.
Cons: Rooms were dirty, dark, outdated, old fixtures, missing light bulbs, stopped up tub -- I could go on but I'd go way over 100 characters. This hotel needs a major facelift to regain any prior glory. Go to the King Kamehameha that got a recent facelift if you want to stay close to Kona town.

Cons: A little too much for our budget but it was really a great place to stay. The food is pricey of course but that's how it is when you are in that kind of environment. It would be so nice to have a continental breakfast and free bottled water in the room.

Pros: Right on the main strip of Kona, but you probably won't see the water from your room.
Cons: I accidentally booked this instead of the Royal Kona and they wouldn't refund me even 10 minutes after I made the reservation. I got there and there are gates on all the doors and just feels depressing. Instead of looking out on the water, you'll be looking at what feels like a project development in Detroit.

Pros: The location was excellent as it was within easy walking distance to The Grove for shopping and restaurants. The kids really enjoyed the pool and ping pong table.

Pros: There were plenty of kitchen equipment if you wanted to do alot of cooking.
Cons: The unit was dated and dark, with furnishings that were also quite old. Couches weren't comfortable and were obviously well used. We came back one afternoon to find the kitchen flooded. The unit above/ or a pipe had been leaking and water was dripping through the light fitting. Due to the slope on the kitchen bench some food was wasted. I had difficulty getting in touch with the manager, however a very nice gentleman from unit above assisted me and was able to find the manage eventually. The next morning she had organised a plumber to investigate. Additionally the extra fee when checking in was disappointing and an extra US$173.96 that I did not expect.

Cons: For this 10 day stay, a friend and I had booked and paid for a two bedroom unit for ourselves through boooking.com and two more one bedroom units for other family members directly with owners. We weren't informed until check in at almost midnight that our two bedroom was changed by management to a one bedroom. The email about the change was sent earlier that day while we were enroute during a long 12 hour trip and we did not receive it until check in. The Billfisher took no responsibility for the great inconvenience this change caused, and basically said 'deal with it'. They offered us a very small discount on the charge for the two bedroom for the change to a one bedroom. To give you an idea of the difference, we paid $1,000 each for the other two one bedroom units. Our change for the one bedroom through The Billfisher was $1,712 plus $75 fees for the unit we were moved to - a more than 70% increase! Because this was so last minute, we could not find suitable accommodation near the rest of our family and so endured the stay. It made for a very difficult holiday rather than the hoped for family celebration.

Pros: The location is right in the middle of the tourist area. Beach across the street. Our balcony looked out on the ocean but most of the units face the pool and garden. The room was large and nicely decorated.

Pros: Our room had microwave, mini fridge, coffee pot, basic cooking ware (silverware, plates, knife etc.), kitchen towels, many room towels and beach towels, basic toiletries, good WiFi, snorkeling gear, camping chairs. Basically anything you would want in a home, they have it. There is a sandy beach right under the apartment building, but sand is pretty coarse, and waves are very rough. Not good for swimming. The management did have a lot rules, but I didn’t mind them. They are pretty reasonable.
Cons: Front desk does not take luggage for stow away, which is unimaginable. The room is more like a cheap apartment than hotel room. The Ali’s Drive right outside the balcony is very very loud all day (and sometimes all night) long, and the AC unit is very very loud (with a disturbing deep vibration noise). And the weather in Kona is not survivable without AC. Thus it’s impossible to have peace inside. Everything in the bathroom is designed for very short people. I am 5 feet 4 inches, and the shower head/sink are already way too low for me. If you are taller, might not be able to take a shower.

Cons: Definitely NOT WORTH THE MONEY. It was not clean - dust on all the fixtures, ants everywhere, dirt on the sheets, dirty floor, the lanai was horrendously dirty, and the shower looked so disgusting we didn’t even use it. There was loud incessant banging very early from construction in the morning; we couldn’t even stay in the room after being woken up. The door and gate are not secure. There was a cleaning lady that walked into our room after we said it was occupied twice! And the welcoming receptionist seemed very angry and let us know there were always partiers staying there who broke the rules and were noisy. It was like staying in a cheap hostel.

Patio furniture needs replacing. WiFi sucks. Lamp was broken, I went to turn on the switch and it (bulb socket and shade) fell apart. only two beach towels. Bathroom /shower towels need replacement STAT. They are old, stained white towels. Not good for the price we paid, all of the above.

Pros: Location was great, we had a lanai on the ocean front. Covered garage parking. Swimming pool and outdoor gas grills available but we didn't use them.

The lanai door was stuck closed with us on the lanai locked out of our room, good thing my cellphone was with me to call desk. The washing machine didn't work. They ordered a part from mainland. Checkin was at a different location than the room which was confusing and inconvenient. If I knew in advance it would have been okay. Maintenance guy was helpful and quick. Loved the location. Kitchen was well stocked, even had 1 bag of coffee which was appreciated. We were offered laundry facility a few miles down the road but who wants to waste time at a laundromat. No discount was offered.

Pros: I liked the location, the room was prepared other than temperature, the view was nice of the local small beach. Its within walking distance to Breakfast and food. You do have an Ocean View which is actually amazing. Late night Check In phone system worked fine.
Cons: We had a family of 4, which is pushing it in this condo, and there was only 3 pillows on the main bed and one pillow in the closet for the sleeper. The room was very warm, musty, and took half the night to cool down. We traveled 12 hrs coming in very late and just wanted to crash. Not comfortable at all. In this price point I don't expected recently refurbished or much in decor but I always expect to get a good nights sleep and expect it for my family too. Extra pillows are very inexpensive, as low as 3.00 a piece at Walmart, just replaced in my own second home. I always have two per person as a rule of thumb. This and having the room temp down would have changed my whole review.

Cons: There are hidden fees that are not listed in the fine print. Staff claimed they were but they were unable to show us. You will pay a lot more than listed in the deal. Rude staff and they never gave us any pool towels. Only had 4 bath towels and two washcloths for four people. Tried to call the front desk and answering machine claims they close at 4 pm and we checked in at 3:30. Not helpful. The Stairs make it tough with luggage and kids. Hard to swim at the rough waters and rocky beach.

Pros: Good location
Cons: It felt like you weren’t really wanted there. You couldn’t eat there or else, there were too many warnings. The WiFi never worked. The rugs in the bathroom were dirty. The owner informed us that if we ran out of paper goods that we had to buy our own. Very unfriendly environment. No parking!

Pros: The staff was very friendly, and the location was close to the party scene.
Cons: Outrageously over-priced and falsely advertised. Murphy bed, old towels and sheets (we went to Target and bought our own). The stick-on wall paper, polyester curtains and couch were cheap when they were purchased in the 70’s, and haven’t been updated (edges peeling up). There is no lock on the sliding glass door, and the bathroom/shower are in the kitchen. I’m sure the owner will try and refute this in all caps (see every other review, but it is all just true statements about the unit. A warning not to rent this unit. Domestic fighting next door, we paid $690 for 2 nights, where as this unit rents for $99/night and still would be uncomfortable for us as a nice couple looking for a clean place to stay. The cleaning fee was hefty and there were pills under the night stand and dust on the storage table that housed the pillows (which we didn’t use-we also bought our own from Target). Def will stay in a hotel in the future. The pictures are a total catfish situation. Be warned. Staff was lovely.

Pros: Garden and ubication
Cons: Kona Islander Inn Condos is in the middle of the Kona town at the front of the ocean. This building set are well care. The garden are so beautiful. Our study had balcony to this garden and it was a pleasure to drink a wine cup while you relax with this view. They have strict rules to keep organization and conservation of the installation. For the price we paid we are satisfied. Our studio had all we need to enjoy our week. If you like to be in the middle of the most beautiful Big Island town and a place with a well care installation this is the place but remember you should respect the rules the have.

Cons: Show up and they wouldn't give me access unless they talked to the owner who apparently was on vacation. Wasted 3 hours trying to get a hold of the owner tell I called and canceled. The guy at the front desk was probably the rudest person I have ever met in Hawaii and refused to help me or let me in even with all my booking confirmations

Pros: This wasnt the condo I rented before and the this condo was the konaislanderinn not the kona island shores condo. Very disappointed.
Cons: False advertising in the name. Kona islander inn and kona island shores condo two different places.

Pros: We originally asked for a late check-in however another staff member said we were a no show and gave away our room. Then the person who checked us in tried her best to fix the error. We were put into a room with no microwave or coffee maker which we requested. So then moved to a room with that, however, the remote control did not have a battery and I was informed that the room had no hot water, so we did not attempt to take a shower. Other than that, things went fine. We were able to rest while we waited for the motorcycle to be serviced at Big Island Harley Davidson.
Cons: Would have been nice if the night staff person actually read the e-mail with specific instructions to save our room for a late check-in the following day instead of calling us a no-show and giving our room away.

Pros: close to the Farmers market, and restaurant around the Hotel. like the stuff change room even other room still super old but better then the first one.
Cons: Room was super old, bathroom floor and the bathtub not clean, not same as the photos. They Should re-model ASAP. Parking fees $10 per day .

Pros: Great value. Convenient location for walking to restaurants and shopping and for exploring the Kona side of the island by car. It's pretty close to the Kona airport. I wouldn't want to spend my entire Big Island vacation on Ali'i Drive, but I would stay there again at the start or end of a trip.

Pros: Location
Cons: Check in took over 20 minutes due to the inefficient staff. When we finally got to the room there was only one towel there. Room smelled weird and the place and it environs were quite noisy. The place looks really old and could use some basic renovation. The atmosphere is of a cheap motel. In the morning we arrived for breakfast at about 8:20 (breakfast is until 9), and half of it was gone. There was neither coffee nor eggs and vast majority of pastries half the fruits (we saw people eating them and grabbing the last ones). The coffee was filled 15 minutes later, but needless to say we were very disappointed with the breakfast. Luckily, the checkout was much faster.

Pros: Great location, low cost for our last night in Hawaii. Front desk staff were nice and helpful. Management say a renovation is planned.
Cons: Got two doubles instead of king bed we paid for. Arrived late in Kona and had to leave early for flight, so there was no time to change rooms — it was very uncomfortable night for two in tiny bed. Bathroom had awful smell. We're normally easygoing guests with few needs, but this was beyond the pale. Stay here only if you must, or else wait until after renovation (if it happens).

Pros: I was so pleasantly surprised by Uncle Billy's!! The room was a good size with a fridge, safe, 2 big poofy chairs, a desk with chair, a big dark wood dresser and a large flat screen TV. The bed was comfy and had 5 nice pillows on it. Based on a previous review I immediately checked the mattress for bedbugs and there were none. Everything was very clean and fresh smelling and looking. You could tell time and care were put into cleaning the room. The lanai was very nice with sliding doors and a view of the pool and Ali'i drive. The air conditioning worked great, too and having driven through snow to get to the airport to come to Kona we needed a reprieve from the heat those first days :-) Great staff, clean and comfy rooms, fantastic price and perfect location. Give Uncle Billy's a try.
Cons: My gripes were few and minor. The bathroom was not beautiful. The toilet was what you'd expect in a public restroom but MUCH MUCH cleaner. The shower was old and mustard yellow BUT it was clean and the water pressure was amazing.

Pros: Staff was friendly, we checked in late so only one receptionist on. Clean enough.
Cons: Rooms are older. The beds were very springy, we weren't given enough towels. We had three people in the room but was only given two sets. Had to go to front desk to get more. Second night my husband and I just shared a set.

Pros: Location is good, right on Ali'i drive
Cons: Our hotel room was on the ground floor, as soon as you enter the room it smells like mildew and wet carpet. The sink in the bathroom did not drain, there was a broken tile in the shower, there were roaches - both big and small, the lanai doors and the bathroom doors were unable to close or lock properly. Unfortunately this was the ONLY hotel available (for obvious reasons). Uncle Billy's is like a landmark, it's been here forever but it needs a serious renovation - will NEVER stay here again, we'd be better off camping

Pros: Friendly staff. Cheapest price. Cool layout and great location. When we checked in, counter staff told us about free parking in the adjacent parking lot (instead of pushing their paid parking), which was a nice touch.
Cons: The room was pretty worn down, and has 't been maintained as well as it could have been. Free breakfast was pretty limited.

Pros: I liked the location of the hotel it was in a great spot for all the shops and restaurants.
Cons: The hotel was very outdated. Very low quality just a very cheap and old building that could be very beautiful if they would spend the money to update it. Also the "breakfast" was literally just toast. For over 100$ a night you could at least feed us in the morning.

Cons: hotel is old but fairly well maintained. Carpet was dirty. I had to wear my shoes in the room. I checked in to my room at 4:30 and the room was still not ready. Overall it was okay for the money.

Cons: Worn out buildings. View is of rundown buildings surrounding. Facility is desperately in need of repairs and maintenance. Staff was polite, but not helpful, no aloha. Tiny bathroom, old shower.

Pros: This place has been around for ever. The location is awesome….very close to all the bars and restaurant. The breakfast is simple, but sufficient. It's not the prettiest place I've stayed at, but what can you expect when you're seeking a budget stay. Anyone who complains about this place should go elsewhere and spend 2-3 times the amount! Theres also a cool farmers market with all the fruits and veggies you could want along with arts and crafts for sale. The rooms are plenty clean and quiet, the staff is friendly and helpful.

Cons: The bathroom facilities in our room showed their age as the tin had been patched rather than replaced. The e cleaning ladies did not always replace items that had been used.

Pros: The room was clean. The staff was friendly. It is in a great location.
Cons: The outside looks rundown. The elevator is reminiscent of a horror movie. The staff are extremely slow, I think its more the Hawaiian way.

Pros: By Alii Drive the party place in Kona. Walking distance to everything. Has decent breakfast and customer service.
Cons: Place is a bit dilapidated. For $120 it was overpriced, like everything in Hawaii.
