We could walk there with luggage from the train station. The staff were very friendly and communicated well. We had the impression prior to arriving that the Guesthouse was a cross between a hostel and a hotel and it turned out to be pleasantly basic with private rooms and showers with well maintained and clean shared kitchen and common area. It accomodated our family of 6 adults very nicely.
Very comfortable room and bed with excellent facilities. Convenient to all the important sights of Nara, and to two train stations for easy access to Kyoto.

Clean, modern, attractively priced, and well-located accommodations in Nara. The owners are very nice, welcoming, and helpful. I appreciated the advice they gave me about directions to the temple sites I wanted to see and places to eat. While it's slightly out of the way from the main tourist sites, it's still relatively close (maybe 5-7 minutes extra walk than other more expensive hotels), and there are nice eateries nearby. It's also very close to the JR train station.
It's a little hard to find initially. I arrived at night and had brought a printout of the map from the website, but street signs in Nara are only in Japanese. I circled around a bit through the side streets to find it. But once you know where it is, it's pretty easy to find. I would recommend that the owners print a few photos of nearby street landmarks so that people can spot them and know they are "getting warm." I think the futons may be a little too thin for older people or people with back issues. I was able to handle it for 2 nights, but was glad to be moving on to another hotel in Kyoto after that.
