Pros: We loved everything! The location (so close to clifton hill), breakfast in bed, french press coffee, complimentary champaigne, the upgrade they gave us, and the bed and towels! We will stay there again. Many people are complaining about parking, but $17 a day sounds reasonable compared to $50 a day charged at the hotels by the falls.
Cons: Exterior and the surrounding area are not as nice as we would have liked. But once you enter a room, everything changes.

Pros: The hotel is conveniently close to all the attractions, yet it doesn't feel loud or crowded. We really took advantage of the indoor and outdoor pool, the spa, and the sauna. The rooms are spacious, comfortable, and clean. We had a great view of the park and the city landmarks. I've stayed in Niagara before and this was the better experience by far.

Pros: All in an excellent Hotel in a unique location. The Morton's restaurant in the hotel is excellent (compliments to the chef!) and when mentioned that we are here for our wedding anniversary- they put in extra effort to make our stay as memorable as possible!

In our case I changed the package 3 times and finally found the best deal on the Mariott website itself- over $120 cheaper and with more perks (casino coupon & dinner coupon). Room service - could be a bit more attentive as they responded to only one of the three requests (no big things).

Pros: We stayed on the 22nd floor rm 2225 and the view was incredible! Smack in the middle of the falls. Bed was very comfortable and the staff were very nice! My only complaints were that I found hairs in the tub and the parking was extremely expensive $35 a night isn't in my budget so we parked the casino. Coffee in the room was horrible and also WiFi wasn't free in the rooms either. Overall worth to pay the upgrade for a falls view. And in my opinion the only way to go it truly was a million dollar view!

The hotel is in a great location - kind of at the end so as to not be excessively busy and loud - and within walking distance to many great locales. I would suggest buying the bus/tour package for local attractions - great value!

Pros: You cannot beat the view. Amazing day and night. Close to all the action, the hotel is attached to the tram that takes you straight down to the observatory for the falls. There was a fireplace in the room! Hadn't seen that in a hotel before. Even if it's just for looks, it's a great romantic touch. All staff was extremely friendly. From the valet to the front desk. They even exchanged our currency for us at the current exchange rate. Comfy beds. Quiet hotel

Pros: I LOVED the AMAZING view from the 12th floor of the Niagara Falls and the Ferries Wheel. Definitely family friendly with a 15 minute walk to arcades, restaurants, 4-D kids movies, bowling, laser tag, etc. My hubby and I will DEFINITELY return again in the Summer. The staff was AWESOME. BEST TRIP EVER!!

We didn't complain but we feel that because we arrived (12:00) early for a 3:30 checkin they could've done better. We wouldn't stay here twice...sorry.

Pros: The hotel is super close to the falls and Clifton Hill area of Niagara, but not in the middle of the action so it's nice and quiet. We didn't have a view room, but we could still see part of the falls. There really isn't a bad room in the place. The pool is salt water and had an adult's only part for swimming laps which was appreciated.

Pros: Arrived a little early but reception said rooms were not ready but would be ready at 3:30. She was curt and spent more time telling us what she could not do for us than actually helping. We pre checked in and We left for sightseeing and got back to the hotel at 3:25. Our rooms still not ready he told us to wait a few minutes in lobby. We waited 20 minutes in lobby until we told we can go up to our rooms.

I am extremely sensitive to smells and it really bothered me but when I addressed this issue with reception he looked at me like I was crazy I was told for the price I paid this is the only rooms available but he could send someone to the room to check it out. The hotel is centrally located between the falls and Clinton Hill. About a 15-20 min walk to each, We certainly got our exercise !!! The Aveda Spa is wonderful. We each had a 55 min massage with a scalp treatment that felt and smelled amazing!! The indoor pool and sauna was the icing on the cake!! Would absolutely stay here again!!! Napoli Italian restaurant located one block away is delicious!! Would certainly go for a delicious relaxing meal!! The Ossa buco gnocci is to die for!! Dont miss the illuminated falls. Spectacular!!

Cons: There was a faint smell of cigarettes in our room. The bed's dressing consisted of an uncovered duvet sandwiched between two flat sheets. I've never seen such a thing before. Our room was on the 7th floor with a balcony, which is accessible from a number of rooms. As a result, we got to listen to one woman's phone call as she paced the entire length of the balcony. The breakfast brunch is absolutely not worth the expense. Staff refused to remove the DMDF and DMDF HST charges from our bill, stating the chargers are "mandatory". The lack of transparency with these charges is super sketchy so double-check your reservation/agreement in advance.

Pros: The hotel lobby was beautiful and clean. It also had a full Starbucks beside the gift shop if you dislike the in-room coffee pot coffee. The room was very clean and the linens looked fresh and new. Overall, I would be happy to stay here again in the future.
Cons: The bath towels were rough and thin and didn't do much absorbing. Also, the basic room is only available as two queen size beds. To get a king size bed you have to upgrade to a jacuzzi suite. Not a deal breaker but also not very "couple friendly."
Situated in the entertainment district, this hotel is steps away from Niagara River Gorge, Clifton Hill and Greg Frewin Theatre. Fallsview Indoor Waterpark and Ripley's Believe it or Not are also within 10 minutes.

Pros: The location is perfect! The hotel is one block from the top of Clifton Hill, with bars and restaurants lining the streets. The falls are about a 10 minute walk and there are various bus routes within a 5 minute walk. The staff were friendly and helpful, providing a map and recommendations as to where to eat. It is a clean, comfy, inexpensive option.
Cons: The hotel had several doors which said they could only be opened with a room key during the day and were locked between 12 am and 6 pm. This was not the case. I did not feel that the hotel was very secure, and being so close to a number of tourist attractions, this was worrisome. Although there may have been some confusion on our part, the hotel does NOT have an outdoor pool. Finally, although the lobby and main section of the hotel and newly remodeled, the section of the hotel we were in was in the back building, an older section that has not been remodeled. I do not know if this is due to the fact that we booked by a third party site, as the woman at reception pointed out at check in, or if this was just due to the amount of bookings. The newer section of the hotel was substantially updated compared to our area. We had a very old toilet, that actually need housekeeping attention during our stay, an extremely old shower head that did not really get all the shampoo out, and a faulty breaker that tripper while we were getting ready to go out.

Eyes burned just sitting in the pool area watching out kids swim. Also pool had huge clumps of hair floating in it . TV had issues as well couldn’t get it to work even with hotel helpers.

Pros: Our children gifted us a weekend away at the Oakes Inn. Upon arrival Saturday night, we had a slight wait to check in, a number of others checking in as well. Our room was immediately ready. We took one of three elevators to our floor and entered the room. The room itself was very clean and well laid out, reasonably well appointed as well. Being on the 4th floor we had a limited view of Niagara Falls, but the rooms do all face the falls. We were a good distance away from the elevators so noise was very miminal. They design of the elevators is actual very good, they are located athe front of the building while the rooms are at the back, so all shouldbe relatively quiet. The pool and hot tub, were clean and functioning and were vacant when my wife and I went to use them. Towels were available, but the next 4-5 guests would have had to do without. Breakfast was included with our package, it was served at the attached Appleby's restaurant. The food was served quickly and was hot and fresh. The location was great if you wanted to walk next door to the casino (which many were doing) or walk down to the falls. Lots of entertainment and restaurants nearby to keep you busy. We'd be happy to return to this hotel again any time. Four stars from us.

When the waitresses saw that we had the passes we noticed how they treated us different - almost like we were a bother. One would think that this would be a golden opportunity for them to showcase the restaurant to possibly entice us to come back for lunch and dinner. After the way we were treated and the horrible quality of the eggs (dry & discolored) and the stained coffee cup we would never seek them out as a nice place to enjoy a meal. It was however awesome that the Oakes offered the free passes - Applebys just failed horribly!!!!

Cons: Where do I begin? Once we checked in in the chlorine-scented lobby, we loaded our luggage in the elevator to head to our room. Because the hotel only has one spot for guest elevators, we spent the next 4-5 minutes walking the long and winding hallways to locate our room. Once in our room, we noticed the strange set up for the bathroom: toilet and shower/tub in a closed room, sink exposed in the main living area shielded only by a small wall. Moving into the bed/living room, our "view of the Niagara" was awfully green; apparently the trees hadn't been trimmed in a while. We called to the front desk to see if we could switch rooms. While the staff member was friendly, he informed us that because we booked a room with 2 double beds, he could do nothing for our concerning our "view." Since we drove 6+ hours to see Niagara Falls, we needed a place to park our vehicle while we explored. Fortunately, the hotel has a good sized parking lot that they allow guests to utilize...for a small fee of $25 per day. My next trip to Niagara, I will most likely splurge and book one of the nicer hotels neighboring Oak Hotel.

The water gets everywhere in the bathroom because there is no lip to keep the water in when we put the white towel on the floor to stop the water it turned black underneath from??? Dirty floors. There is no fan in the bathroom to remove the steam so when you shower it gets really hot and hard to breathe. Then, after you run the water there is this terrible rattling sound in the wall the pipes make. The dresser drawers are broken and hazards and never stay shut. When this was brought to the attention of staff upon checkout they basically apologized and said that "well we upgraded you, we would have put you on ground level outside in the motel next door with booking.com" because we only paid $265 for the night.. Who knew that the shitty motel next door to the hotel was actually a part of the hotel. It looks like somewhere you go to get murdered not a place you spend $300 bucks to stay. I suggest save your money and go somewhere else. Would only be worth it to spend maybe $50 but parking in itself is $25.

Pros: We Liked: The Location - very convenient to be so close to the falls, it only takes a few minutes to get down to the falls by taking the lift (it's totally worth the $7 per person for an all day pass to avoid walking back up the huge hill on the other side.) The Large Room - for the price, which was the best we found, we had a very large room - larger than most we've stayed probably ever. The Actual Look Of The Hotel - very professional and new looking, but not so uptight like Embassy Suites (I went in to redeem a Groupon and it was like high high end professional - too much for us). Breakfast - the hotel doesn't have a restaurant in it. They do, however, provide you with breakfast certificates for each of your days you stay for the Applebee's immediately next door (less than 30 second walk from the front of the hotel - practically connected). It is a set breakfast - coffee/hot tea with orange juice, scrambled eggs, 2 sausage links, 2-3 slices of bacon, toast w/butter&jelly-which was delicious- and breakfast potatoes. It was a great breakfast to be included for each guest for each night of your stay! Just remember that your tip isn't included in that, so tip your waitress! :) Overall, I'm glad that I was able to find this hotel at this price. We were able to do much more with the extra money we saved, including buying the Adventure Pass that includes numerous activities to do. We did have a good time and didn't have really any issues with the hotel staff or room (besides the beds). I would recommend this hotel, but I'd really consider the last sentence of my "Dislike" info...
Cons: We Disliked: The Beds - They're the most uncomfortable we've ever slept on - ever. Wifi - When I booked the hotel, it said that there was internet, and wifi that was available with a surcharge. I understood this as several hotels make you pay for wifi, but give you a jack in the room for free. I just brought my portable wifi router which I've used before. Unfortunately there wasn't any jack, and I was forced to buy the wifi ($10CAN + ~$2CAN for some improvement fee). The Bathroom - very small, but functional. Would have wished for additional settings on the shower head, but it really only had one. It did, however, have GREAT water pressure - almost on the edge of too much but we liked it. Even with these issues, they didn't impact our trip that much. We were certainly happy to return to our beds and get a great night sleep. Maybe pack one of those memory foam toppers next time?

What we actually got was a small dark interior room with a window that looked into the lobby of the convention center. The washroom was so small you had to stand between the toilet and wall to close the door. The shower was smaller than that of an old cruise ship. I'm 6'2" and the shower head was pointed at my navel. Yhe noise from the elevators was so loud it was like trying to sleep on the runway of the local airport. The decibel level was into the mid 90's at times. However the day manager (Taylor) made it right by moving us to a higher floor away from the elevator and noise of out of control children that ran the hallway till 3am.

Cons: The breakfast was not included however, and was rather pricey, even with the kids' breakfasts more or less free. I say more or less because the kids menu was restricted and you still have to pay tax on it. Speaking of tax, there is a hidden tourism tax on the room and food which the hotel did not mention. A family member told us about it after our stay. This tax is optional and you can ask for it to be removed--but only if you know it's there in the first place!

Apparently housekeeping likes to unplug everything (we were told this is a known issue and apparently one that has not been addressed). Not a huge deal, but any decent hotel would make sure everything was perfect by the time guests arrive. In addition the room didn't feel clean. There were a few pills on our floor and a small stain on the sheets. The sink also looked grimey. Free parking is great, but there was garbage EVeRYWHERE. Overall it just seemed like their wasn't much pride in whoever makes the decisions at the Holiday Inn. The staff was very kind and helpful, but whoever is making the big decisions needs to invest some $ into the place and clean it up a bit. After one night we cancelled the rest of our reservation and stayed at the Hilton in a studio suite with a view of the falls for the SAME PRICE!

Pros: The price, included free parking, and staff were all very nice. The hotel seemed to be within walking distance of everything, including the falls. It was also right next to Jimmy Buffett's Margaritaville.
Cons: We got assigned a room that had vending machines directly outside of our room. We couldn't hear people but what was a bummer was that the extra space that was taken out of our room for the vending area was compensated by taking room from our balcony. This made it very small. Enjoyable none the less.

Pros: I enjoyed this stay immensely; it was a last minute choice and we arrived just 15 minutes after making the online booking, but they were all ready for us and the check in went very smoothly. The desk clerk explained everything very well and the room was very spacious and well presented. It was only when we opened the curtains that we noticed the view of the falls which was stunning. The shower was amazing, powerful and felt like a massage for my shoulder. The bed was so comfortable I was off to sleep immediately, which after a 10 hour drive was very welcome. The location is great right on the main drag of Niagara Falls, everything is conveniently close by.

Elevator call buttons were out. This seems minor, but you should have seen guests stabbing at buttons. Does it work? I dunno, better hit both up and down to see if anything works. Stabbing buttons, no response, stabbing buttons in frustration. So minor, such an easy fix, but such an annoyance. The hotel is surrounded by absolutely awful food options. Expensive and abysmal quality. There are good food options in Niagara Falls: use Yelp to find them and go to them. It will be worth the walk/bus to get away from the horrific food choices near the hotel. And the room had a weird smell. I think someone before us spilled something on the carpet. We stayed only two nights, so we just powered through. Housekeeping should have caught this, though.

When we arrived to check in, the man started "Oh no, you paid close to half off so you don't get a whirlpool room. Only guests paying full price has this option." We decided not to fuss and just to use the hot tub in the spa for relaxation but it looked as though someone had really bad diarrhea in the hot tub. So needless to say, we had no hot tub relaxation. If you want good service and to feel like you matter, be sure to pay the outrageous full price or stay elsewhere!

Upon arrival I was informed that the pool was closed then I was given a room that seemed worse than a cheep motel. I went back and requested another room. In which they were nice to give another room. So what exactly made this a bad experience was mostly with the stringent rules and false marketing by kayak 1:- there was nothing on kayak site that the pool was closed 2:- there was nothing about extra fees that the hotel will add to the reservation fee this amounted to an additional $100 a day (parking was $35 a day) 3:- when I called kayak to see what changes can be done they offered me a 10% refund which it came to $50. (Nice right!!) however if I wanted to move to a different hotel I was going to be charged $75 what a joke 4-: lots of construction noice My stay was bad because of false marketing by kayak and what seemed they are out to get you if you do not ask and investigate every little thing Kayak did start processing the $50 refund , thank you for that but teuly that dose not replace the bad experience I had.

I went down to speak to one of the front desk agents to complain with pictures of the evidence. The agent gave me another room key to an " upgraded room". When my finance and I arrived at the next room on the 7th floor, I quickly realised that it was a handicap room. My fiance was not impressed, nor was I. We both took a quick look around and found the floors in the bathroom very greasy and found a few hairs in the bathtub. Also, I noticed the duvet cover was two sheets rather than a sealed duvet cover; I am not sure if this is customary at the Hilton.. I would not stay at this location again due to the reasons mentioned above, not to mention it was approaching $600 for 2 nights..

I was stuck waiting for another elevator, by the time I made it down my group was seated. The hostess wouldn’t let me join my group and forced me to wait in the long like even after telling her that we already have a table and I’m just joining them. Then later one of our party went to the washroom and (it’s outside the restaurant door) and they wouldn’t let him back in without a fight and tried to make him wait again. They’re power hungry and lack any common sense when it comes to how a restaurant works.

Please note that the parking isn't free here and is valet parking only if you want to park at the hotel. Cons: No gown in the room, towels were quite small. It felt like we were always being upsold something, even on our TV in the room. We didn't expect to have to pay $50 for parking for one night. That was ridiculous.

The front desk gave us a room apparently with a toilet that was a little rocky and by the time we got up to our room the maid had already had staff fixing it. The room was small but very clean. It was also within walking distance of the falls and most of the other sites in Niagara Falls. Very reasonably priced.

The breakfast was not spectacular, but was good and it was included with the stay so can't really complain. It was well maintained and clean. Staff was extremely nice and courteous and friendly.

Friday night stay for about a third of the price of Embassy Suites where we had just left after two nights because their pool was closed too. Pros: My sister and I booked via kayak but chose to upgrade to a room with a view upon arrival -offered to us for only an additional $50 CAD per night. What we were given exceed our expectations as we were placed on the renovated 7th floor in a corner room with an unobstructed view of the American falls through our open window and a view of the city streets below from our balcony. The faux wood floors in the room were fabulous as were the chandelier and comfy king size bed. The room was also very quiet and we were not disturbed by elevator or neighboring room noises at all. Breakfast was hot and basic, but free and you really can't ask for more- eggs, sausage, toast and coffee are all i need anyway! Free parking was wonderful as most hotels in the area charge and we felt our car was safe. Location was perfect- only a 5 minute walk down the hill to the falls and a 2 minute walk up the hill to the rest of the tourist district on Clifton Hill. (Do yourself a favor and visit the Niagara Brewery while you're here-you won't regret it!) All of the staff was wonderful and accommodating to our needs. Overall, we loved the space and look forward to returning to our beautiful room with the rest of our family!
Cons: The only downside was that, although the wifi is complimentary, it truly is only strong on the lower levels. We had (non reported) issues both days of our stay and as americans relying solely on wifi connections to stay in touch with family, it would have been a bigger problem had we stayed more days. Please also be aware that the hotel is divided up into a shorter two story section, with a motel facade and a tall 7 story section, with a regular hotel feel, where the rooms with views are located on the higher floors. Make sure you know what you're getting! Lastly, not an issue for us, but this hotel is located on a VERY steep hill which may be an issue for the elderly or those who need assistance walking.

The front desk workers were very helpful giving advice on local place to eat and attractions. the rooms had plenty of outlets for charging for all of my devices, and the rooms were very well kept with new towels every day and a very modern design to the room that give it a feeling of a much larger more expensive hotel.
Cons: the rooms did not have a mini fridge or a microwave so any leftovers we brought home from restaurants went bad. More over the AC unit in the room was broken and our room always got way to hot at night. Also the breakfast was lackluster, with eggs that were graying and over cooked sausage, cereal that was stale.

(I have never been above the fireworks before. It was beautiful. I had a free upgrade to a falls view which was a delight. The room was clean and comfortable - the shower was great which is always a relief. A huge bank of windows overlooked the US falls and part of the CDN falls for gorgeous sunrise misty mornings. The location was within walking distance of, well, everything.

The room's thermostat was not the greatest so we froze. We usually stay at the Victoria inn and we will deffinetly stick with it in the future. I am a solid sleeper and even I woke up to the noise. Next was the shower bath...the water didn't drain fast enough so the water was up to the ankles by the time you're finished. And remember this is a family hotel. Sometimes there will be sports teams staying. If you are looking to visit Niagara Falls as a couples getaway, book a more expensive hotel closer to the falls. In my case, it was around $90. But as you progress through the booking process, you soon discover there is in fact no room available for any such rate as the $90. To that is added taxes, which I concede is out of the hotel's hands, but also a very bogus "resort fee." Here is the hotel's description: Service charge includes Resort Fee and Local Fee & Taxes. Resort Fee includes Wi Fi access with endless devices, unlimited long distance calls from your room to anywhere in USA and Canada, unlimited local calls, 2 bottles of water per day, printing of boarding passes, 2 Wego tickets (this state-of-the-art bus system connects accommodations and tourism attractions throughout the city at Niagara Falls and Niagara Parks-24 hours retail value $14), a e-Family portrait at Hershey Chocolate World, and sampling for 2 at Niagara Brewing Company. For my three-day stay I was charged $54 in "resort fees." This was outrageous because I neither used nor wanted any of the services except wi-fi, which I was told was free anyway, and one bottle of water. Yes -- a $54 bottle of water. Advertising on the webpage a $90 room when none exists is offensive and should be illegal. Crowne Plaza charged me about $106 a night for my $90 room. Thanks to Crowne Plaza I am a wiser traveler now, and will decline to patronize hotels that are not honest about their room rates.

Pros: They were very accommodating and helpful. The rooms had a nice view of the falls. The restaurant is very good on the 10th floor.
Cons: Make sure you understand what all is included with your bill. Make sure that there is no hidden fees. No mini fridge Parking is $25 American a night.

Cons: Breakfast was very poor quality for the money you pay We paid extra to stay three adults in our room. But coffee for two and toiletries for one. We ordered room with falls view but looked out at the Rainbow bridge. Only standing at the window and looking to the right could we see the falls. The guy at P garage took forever to find proof that we had payed for parking although frontdesk had told us that their camera would read our license plate.

Pros: It is in Niagara Falls (Ontario), within long-walking distance of the Falls ... which is important, because parking is extremely scarce and expensive anywhere closer. Staff was friendly.
Cons: $38 (US) of extra, unadvertised charges were added to my bill. The TV in the room was non-functional, the bathroom door would not close ... the entire city of Niagara Falls is a tourist trap, so this hotel fits right in.

Pros: Once we got to the right room, it was awesome. We had been biking through the wineries all day on a hot-hot day so were super glad to have the jacuzzi. Not going to lie, I jumped straight in when we got there, and then had another in the morning before we had to go for breakfast it was so glorious to have a jet tub six feet from the foot of our bed! The bed was very comfortable, and the room was spacious and there had been recent updates and improvements. The AC did its job very well. The TV's a little weird to figure out, but once you do you'll be fine.
Cons: Overall it was a decent stay, for the money. There were a few little things (in-room coffeemaker didnt work, towels were scratchy hotel towels) but my two big flags are as follows: Upon our initial check-in, we were assigned the wrong room (one without a jacuzzi!!!). I called front desk and they mercifully had the right room available, but the other couple we were travelling with had the same thing happen... Check your reservation. When we got in, it was too early for dinner so I called to inquire about a snack and a glass of wine (there was nothing in the minibar) from room service. The front desk clerk said she'd have to call me back, and then never did... BYO in-room snacks.

Cons: IHOP was super expensive, and the wait staff were unprofessional and rude. I did not enjoy paying 26.00 a night for parking, as we could have parked next door for 10.00.

They switched us to the appropriate room after going back down to reception, but it would have been nice to skip the hassle. The jacuzzi jets weren't very strong. The shower is in need up updating.

The food discount coupons weren't actually discounts because the food was twice as expensive at the IHOP rather than the pancake houses across the street.

Cons: We stayed during the Niagara International Marathon. You would think hotels that are participating in offering rates for this run would also offer late checkouts. This courtesy would allow guest could come back and shower before they had to check out. We had to be out before noon so no accommodation made there. The rooms were dated but fairly clean. Good enough for a quick nights stay.

Pros: Staff was very friendly and helpful, even printed directions for our day trip to Toronto. We were on the 7th floor so we had a good view with a balcony, but no view of the Falls. Within a mile walking distance to almost all major attractions which was great, if you plan on walking. This isn't a fancy hotel, but it was clean and the staff was friendly, if you don't mind walking or paying for parking then you'll be fine. We also got the WeGo buss pass and it drops off right outside the hotel.
Cons: $14 a day plus tax for parking was a little crazy for being a mile away from everything. The arcade room wasn't very big and their was no hot tub. Their was a jetted bath tub in the middle of the room, no curtain or anything, being with a group of friends we couldn't really use it. Tiny coffee pot and no refrigerator but apprantly you could rent one. the elevator is a little sketchy, needs updated, but it didn't stop us from using it.
